*Zoning Update Phase 2 Legislation Released*
Yesterday, we released draft legislation to implement Phase 2 [ https://www.seattle.gov/documents/Departments/OPCD/SeattlePlan/OneSeattlePlanZoningUpdatePhase2Legislation.pdf?utm_medium=email&utm_source=govdelivery ] of the One Seattle Plan Zoning Update, which proposes zoning changes in Neighborhood Centers, in expansion areas of existing Regional and Urban Centers, and along frequent transit routes, as well as updates to certain development standards.
While the proposed zoning changes have been available on our zoning map [ https://one-seattle-plan-zoning-implementation-seattlecitygis.hub.arcgis.com/pages/zoning-map?utm_medium=email&utm_source=govdelivery ] since the Zoning Update launched October 16, the Phase 2 legislation provides detail on proposed changes to development standards that would:
* Increase height and FAR for LR3 zones outside of Regional and Urban Centers
* Update setback, width, and depth requirements for MR zones
* Create a new 6-story residential zone called MR1
* Create consistent standards for the measurement of FAR across zones
These zoning changes would also apply to the new Pinehurst-Haller Lake urban center.
Last month, we released Phase 1 legislation [ https://one-seattle-plan-zoning-implementation-seattlecitygis.hub.arcgis.com/pages/neighborhood-residential?utm_medium=email&utm_source=govdelivery ] which would update Neighborhood Residential zones and implement various changes necessary to comply with 2025 state deadlines.
We also published one-page summaries [ https://one-seattle-plan-zoning-implementation-seattlecitygis.hub.arcgis.com/pages/engagement?utm_medium=email&utm_source=govdelivery#engagement-materials ] of the proposed development standards for Lowrise and Midrise zones and answers to Frequently Asked Questions about the Zoning Update.
